Great Rates Housing

Residents in Great Rates communities pay a set rent amount determined by the rental community: qualified applicants pay lower than market rate. Housing programs include Section 42/Tax Credit and Section 236. Residents in these communities must prove they make enough income to pay the rent and meet our credit, criminal, and previous rental housing standards.

Housing Programs

Section 42/Tax Credit: Section 42/Tax Credit assists median income households of all ages. The rent amounts for Section 42 or Tax Credit apartments are set based on 30%, 40%, 50%, or 60% of the median gross income for the area. 

Section 236: Section 236 provides housing to low income families, elderly, disabled and individuals under age 62. Rental fees are income-based, falling somewhere between minimum and market rates.
