Critical affordable housing in a growing neighborhood

Northeast Minneapolis is an up-and-coming area of the city known for its arts scene, small businesses, diverse restaurants, and breweries. With its growing popularity has come challenges, though—namely, the quickly gentrifying neighborhoods and the rising prices that follow. What was once a generally affordable neighborhood has many long-time Northeasters  in danger of being priced out of their communities, their homes.

That’s why we’re especially excited to open the doors of our new Gateway Northeast housing community, which will bring 128 affordable, mixed-income apartment units to the Arts District. This will be our second property in Northeast Minneapolis—we recently acquired the Stonehouse Square Apartments in order to preserve the long-time affordability of this historic building. We are happy to continue expanding affordability in the Northeast neighborhoods, and we’re excited to watch Gateway Northeast come to life. Construction is estimated to be completed February, 2021.

Gateway Northeast is a mixed-use, mixed-income development, with units ranging from studios up to 3-bedrooms at varying price points depending on income:

  • 26 units affordable and available to people earning 50% of the area median income (AMI). Through project-based vouchers, residents pay 30% of their income to rent these units.
  • 51 units affordable and available to people earning 60% AMI.
  • 51 market-rate units, priced approximately 13% below the area market (based on a 2019 market study).

This project will also include 10 units for households formerly experiencing long-term homelessness.
