Renovation coming to CommonBond’s Maple Hills in Red Wing

Funding rehabilitation will breathe new life into affordable housing community

Renovation is underway at one of CommonBond’s oldest properties: Maple Hills in Red Wing, Minnesota. Maple Hills has 96 units across 11 acres and is home to families, individuals, and older adults.

CommonBond is particularly proud of this project because it will allow us to preserve both affordability for residents and the long-term health of the building itself. The rehabilitation will add 15-20 years of economic life to the building and will preserve the limited resources of Project Based Section 8 Housing Assistance Payments (HAP) contracts.

This is even more important, considering the lack of affordable housing options in Greater Minnesota

This renovation and rehabilitation was made possible thanks to funding from Minnesota Housing and a partnership with Cinnaire. Funding was awarded in December 2023, and construction began one year later.

“We are grateful to Minnesota Housing and Cinnaire for seeing the importance of preserving Maple Hills,” says Sally Rabban, Senior Project Manager at CommonBond Communities. Thanks to their support, we can improve residents’ homes and sustain the affordability of the property.

CommonBond did a resident survey to understand what was important to Maple Hills residents about their own homes and the property itself. The rehab includes:

  • Inunit upgrades including new flooring, painting, windows, appliances, and kitchen cabinets
  • Updated community room and community lounges
  • Upgraded outdoor areas including a new playground, basketball court, and raised garden beds

Maple Hills residents will also continue to have access to CommonBond’s wraparound services. This includes connecting residents to critical resources such as healthcare and healthy food, supporting long-term stable housing, and fostering social connections and community cohesion.

“We know that housing is a social determinant of health. We are addressing the challenges residents face with the partnership of our Advantage Services,” says Alecia Leonard, Vice President of Advantage Services at CommonBond Communities. By focusing on economic stability, neighborhood environment, and social context, Maple Hills helps residents overcome the barriers to achieving better health outcomes and financial stability.

Construction is expected to be completed by December 2025. We look forward to serving the Red Wing community now and into the future.
